While these sketches are the best artwork available to us, we don’t feel they really convey what The Andrew would look like. According to the developer, the building is intended to resemble a sail, with the spire on its east side being the sail’s metaphorical “mast.”

In the 3-D models we’ve seen, the tower portion of the building is semi-elliptical in shape when seen from above, pointing east. (You can also see this on the site plan.) Also, neither the drawings nor the 3-D models show the 12 townhouses that will line the east side of the garage, facing the parkland directly adjacent.

The Details:

These details were provided by the developer at a variety of public meetings. They are subject to change.

  • The Andrew would be built on the parking lot of St. Andrew's Church in the 5600 block of North Sheridan Road, Chicago.
  • At this writing, the proposed building would be 45 stories (480 feet) tall, with additional 95 feet of height coming from a decorative spire at the east end of the building, for a total of 570 feet.
  • The first eight stories of the proposed structure would be essentially a lobby and a 580 space parking garage.
  • However, the first four floors on the east side of the building would be composed of 12 townhouses, facing the park directly to the east.
  • Including both the tower and the townhouses, 288 studio, convertible, one bedroom, two bedroom, and three bedroom condominium units are proposed.
  • According to the developer, prices would start at $350 to $400 per square foot.
  • According to the developer, 300 parking spaces would be reserved for condominium owner use, either by deeding them to individual owners or to the Condominium Association.
  • Tax Increment Financing (TIF) would be used to pay for the cost of turning the rest of the garage over to an as yet to be named not-for-profit corporation, which would run those 280 spaces as a public garage.
  • The public spaces might be rented hourly, might be rented monthly, or some combination of the two.
  • However, St. Andrew's Church would always have first claim on 200 of the 280 "public" parking spots, for use by its congregants and other visitors, on a "when needed, as needed" basis.
  • The land on which The Andrew would be built would be leased from St. Andrew's Church on a 150 year term.
